Real Estate a first time buyer’s dream

You are walking down a path to see a house. It has a pink gross curtain hanging halfway over a window.
The expectation is doubtful that the place will be habitable. The blue box is opened by the realtor as it hangs off the doorknob. Inside it has new carpet and a kitchen peeking around the corner of the living room. It is actually really nice. Its new in this old house. I open the door. The concrete is broken and so it the glass on a window of the garage. The yard has been neglected its kind of sad and overgrown. Back inside the house the rooms are nice. All the shades are drawn. you open them up and the room is newly painted now the room with the pink curtian. Its so silly who would do this. You see a deal right away and want to rescue the home. It is a short sale and there are 3 offers. The bank and the selling agent is clueless you can see right away. The pink curtian is a sign…maybe just stay away. You wake up and find yourself not asleep at all…just wondering if you should go down that road and fight a battle you may not win. Its easier to just buy one that the normal people are selling you think and you say. However you know you could do so much there. It might just be worth it the work and the care. So you write that offer and prove that you care.

Come on over, its a southern tradition to invite people over and to really mean it.
When you walk in you see a family style home and you feel warmly welcomed.
Let’s sit down, have some water or tea and lets start taking. There are always points of interest. Family photos, Architecture, vendors suppliers, we found to do things to our home.
It was a 60’s home built by a master. The detail and stone work is amazing. Because he was a Las Vegas hotel owner there are some touches that we didn’t think we would keep. There was work done that we just wanted to do. Wood floors and new lighting and getting rid of the accoustic ceilings.
Oh the many ways you can cover up sprayed on ceilings and local people that do it.
Plaster over, Scrape( long discussion on this and concerns) drywall over and paint over. We had a few bids and decided to plaster over. It was the cleanest and best priced overall. So that’s 4 ways to fix accoustic ceilings.
So come on over and we’ll tell you about our electrical next…Who knew how much information you wanted to know.

She was just collecting some more credit cards, so she thought. Then it was time to sell that house. Escrow and Title were going along just fine.
Somehow it came up that she had a Heloc, and it was never recorded. And guess what? Neither were all the others. And when she went to the bank in person to freeze them they said use that phone over there and call, its not our department. And, it takes about 3 weeks to get that paperwork done, and we are not sure who is even in charge over there now…so many changes lately, you know.
So the escrow could not close because the Heloc was for 200K, but I didn’t borrow more than 19K for the upgrade to the lawn. They want to hold the whole 200K and its not even spent. Does that sound fair? And who cares anymore whole companies are gone. What is one escrow? So the moral of the story is this:
If you are selling your home. Freeze that Heloc right away as the Realtor is calling for the post in the yard. That is…if you want to close when you are ready and not wait on the time and whim of whoever is left at the bank.

This is my husband. The best, nicest, designing surfer I have ever known.
Recently I played cash flow with 3 studio accountants and one other Realtor. What made it fun was that I was the nubie and the designated driver. There is more to that. I am more artist than math. Maybe all artist, new to liking numbers. We had the best time. If you have not played it and don’t know what it is I’ll try and explain. Remember Monopoly? Remember Life? Put them together Because you can land on a square that gets you a baby or a boat and you go around the board collecting paychecks till you get out of the “Rat race of payroll and life as many know it…by investing. You land on opportunities to buy. You can borrow, you can buy the deal another player might sell you. Add good people, good wine and cheese and a lot of erasing -your ever growing buying and selling properties till you make it out to the second tier…of cash flow. That is where the real money is made. I know a teacher that uses this game in the inner city to teach kids what they could really be thinking about with financial freedom. I know lots of realtors that play it together each month to sharpen their claws, oops I ment paws didn’t I? The best of all is to be sure you know about it and apply it to your husband, wife, children or clients because it is a perfect game of instruction designed by the “Cash flow” King billionaire of Rich Dad Poor Dad fame, Robert T. Kiyosaki. What a contribution to the world. Hats off!
