Whiting is one of the best streets in El Segundo, California. This location is prime real estate for home owners.

That is the mantra of all real estate agents that I know right now. We are working to understand buyers in this market. Sometimes people say oh its just like the 70’s 80’s or 90’s but it is never just like…alike. It is always like, but unlike.

The A+ home can be any size and shape but has to be really sharp. It’s clean, really well maintained, cared for and loved. The inside and the outside show the care and pride of ownership. Some top agents get the seller to move out much of their furniture and photos and just stuff…to get this sharp ready to sell look. It’s got fresh paint and no tired anything, floors, toilets, kitchen, plants, you know what I am talking about!

A+ location you know this also. Is it across from a home with cars parked on the lawn, units, businesses, or on a busy street? Its everything surrounding the property. It is how a buyer sees the area.

A+ price. This is simple also. There are divided areas by any way you want to compare.

Match your price to beat out the others in any category if you want to attract buyers- in any market.

That’s what I like about this rule of thumb. It’s true in any market!

Property prices for sale in the 90505 zip code over the last 2 years has not changed much, its still in the low 400 range the overall price per sq foot shows. The concessions have changed. It took a while for sellers to accept that it is now the buyers market. They sometimes pay closing costs or repairs which was rarely the case in the years past.

Real estate agents use the comparisons that the bank appraisers use; last 3 ms of sales, similar sq foot home and lot, year built, and MLS area. This is a simplified fact that still has to take into account amenities, condition, location, corner lot, cul de sac, view, pool, flat lot, and upgrades.

The saying right now is this “A+ home, A+ location or A+ price.”

Buyers are buying now with a few multiple offers. Sellers are selling now for reasons they always had, Moving, up or down, or away and some are bank issues. Of all these properties there is only one short sale in the 900 range. The Bank is starting high. Interesting note. They are not discounting to price offered as so many people assume. They may accept, as any seller, a lower offer.

This is a stable area. It is a great time to buy and some buyers are starting to see that past the press. Investors are buying. This is the time they were waiting for and cashed out of properties for. Anyone have a friend in finance? They projected it and prepared for it.

Guess why the are buying? So they can ride the next wave. Just call it the 10 year ride.

Palos Verdes

Palos Verdes is the Crown Jewel in the South Bay area. The raised land is a hill of volcanic rock surrounded by sandy beach towns. Typical home styles are long and low in the

California ranch, Spanish colonial and Mediterranean architecture styles. The styles find harmony with natural materials, muted earth tones and simple roof forms. Each city has its own personality, and people generally choose their favorite area by factors related to the ocean, the schools, and the commute to work. The overall area is called the

Palos Verdes

 Peninsula, it is divided into four major territories; Palos Verdes Estates, Rolling Hills Estates, Rolling Hills and

Rancho Palos Verdes.

Some enthusiasts call Palos Verdes “the dragon” as it resembles a curled up sleeping dragon from an overhead view. It is a powerful image and energy area.  Right now* June 2008, there are many Palos Verdes properties for sale under 1 million. The lowest starting price is 850000. Some of the homes have a wonderful view!  In January we had 13.5 ms of inventory and in April we have 6.5 ms of inventory. This means we are in a balanced market. If it goes over 6ms it becomes a buyers market. This is the benchmark that Realtors use to determine the market.

There are quite a few lovely Condo complexes in the area. One is called,”The Terraces” it is is a lush landscaped gated area at the top of the hill. They have 5 large swimming pools and 2 tennis courts and  strolling paths.

The schools are the top reason  people move to Palos Verdes. The second reason is that they were raised there. It’s beautiful and and a true oasis in Los Angeles. It could be the winding white fences, green everywhere, the horses, the ocean views and the fresh air that tops the list of people who move there and stay. My son left an advertising career to own his own restaurant on the top of the hill at Silver Spur Road. Chicken Dijon is a family favorite of eat in or take home dinner or lunch. Many Real Estate agents use the House salad as a “Brokers Open”meal.

This is my “Palos Verdes Specialist “pin. The MLS in the area offers this comprehensive training for Real Estate agents. The days of study include trips to each city office and meeting with city personnel and managers. We travel by van with a teacher training on the tour. Everyone is amazed by the detail of the course.

Yes I am twittering and twirl and its still so new I feel like I am trying a hoola hoop for the first time. If you are a Realtor reader…..you will want to check this out. This could be  your year.
