I was at a conference and I heard that Agents are looking for Buyers! With listings staying on the market longer, the expense of the listing really adds up. The buyer market is slim now as mortgage loans are for the few with 1099 stubs. The days of the stated income are rare right now.
When the news says the rates have come down. It doesn’t mean the consumer rates will fall. Call the mortgage lender of your choice today and check out the true interest rates. Then you will be ready to buy a home. It is the first time that interest rates and home prices have both been low. The prices will remain low for another year but will interest rates?

I really feel like I know so many people there. I write to speak to people- Realtors, lenders, designers are the main authors. I get the feeling right away of speaking in a group. In wordpress I am speaking to a group but it takes a little longer before I hear the responses of people reading. I should say…..I could say what do you want to hear?
People want to know when they should buy. They want the truth. There is a time to buy and a time not to buy for each person. It is individual, so unique that it is an experience that you can best understand by looking into the mirror of your own past. When did you buy?Why did you do it? Were all the key factors there that people ask about? Best price, best interest rate? In my experience NO, NO, NO. My first home. We were wanta-have a home people. I had stopped into a real estate office and said to a Realtor-mother of a boy in my daughters class. We went over our numbers very briefly and the price of home we could afford was so low that nothing in the area would work. Homes were selling for 60K and we were in the 40 K range. It was 1976 for those either laughing or in awe. A few weeks later I got a call. There was a lady selling her home for 45K this one weekend only. If she didn’t get it then she was giving it over to a group that paints carpets and jacks up the price. We bought it that day. Our parents each kicked in 5K and we became homeowners. We had a Cal Vet loan around 8.2 % Our monthly payments went from renting at 175. to 325. It was so much money to us that we were careful about not spending for anything other than essential. And in a few months it started to feel like normal. In 1984 we bought again. The only time we bought a home we didn’t love. We felt rushed, and as a realtor I never want anyone to make those 2 big mistakes. 3 years later it was hard to sell. It was bought and sold in the 350 range. 1986 we bought at the beach. Ocean view and 550K. I don’t remember the interest rates of either of the homes. Finally I have to say we made all the really big money we ever made in buying homes and keeping them. We did sell the first 2 and I wish we had kept the first one. Thats why I really ask deeply, can you keep this home and rent it out? It is our new social security. We can retire and have a passive income. I don’t own apartments, just homes. We are really careful and caring of the properties. The time to buy was when our family needed to buy. We had a good reason. We were led to the right house after we learned to wait and listen. That skill I take with me to help others over the hurtle of home purchase. Right time is always relative.
Fire Alarm in San Francisco Larkspur Hotel and new German Friends

Workmen’s fumes set off a fire alarm in the hotel in the early am hours. The warning system continued as people exited the stairs peacefully. “Hey lady, your back pack zippers are all open” A kind German tourist told me. I closed them up and joined in conversation with the group of 3 women on the street at 4:30 am.
We talked about the things we felt important enough to exit with during the fire exit. Camera’s were number 1 cell phones number 2. nothing else mattered. I exited the stairwell along with my Inman roommate, Mara Hawks of Auburn, Alabama. She is a blogger on http://activerain.com/blogs/mhawks. We all set out to find a coffee shop open that early. Sure enough the kind lady in the Starabucks that opened at 5 am told us about the 24 hour one open 2 blocks away. Our Tea party began. Two were coffee but I don’t care. The words don’t work “coffee party” We had a wonderful conversation with the German and American versions of the world. We laughed, we cried, and we talked of Hillary Clinton who we all wanted to win. (You cried? someone might say) Yes, after meeting strangers in less than one hour we talked of a story that brought us to tears: the death of a bird and the 4th grader who rode her bike to find her peace over the loss-”Mom, I just wanted to feel the wind in my face the way he did as he flew to heaven.” We left the area
A chink in the word press armour- user error?

I have a suggestion for you to try the following areas of protection. Write it in google docs. or word( that can be a problem in coding I was told. Then go to the tab above that says HTML and it will fix that. Still if you are like me you just want to grab any tool and start writing on the wall of the cave….Buffalo coming…
I am that person…scout of Wagon Train…I ride ahead in the wilderness and try to find meaning in the adventure. Oh the tracks that those before me have left…Thank you Laurie Manny, Daniel real estate Zebra, Jeff Turner, Kevin Boer, Pat Kitano, so many leaders and I’m meeting them at Inman. I bloggged today on active rain. These people know things. They are expert trackers and can ride ahead like the wind. Being at Inman is like the stagecoach Inn. I am the voyer, the kid on the ship, I’m all eyes, ears and sometimes…mouth.

For the last year I have been blogging. I closed 2 transactions as a result of blogging. I simple wrote what I wanted to about my area and one day got the phone call to come list their house. I thought it was a joke, at first. The family was being relocated to Washington DC and if they got it sold through a realtor it would save them money over the service that takes a fee from the realtor. They had looked up my number and several others and called. After listening to our voices they hired me on my level of enthusiasm.
I sold their home, I sold another home from an open house on that home. So blogging was now a reliable resource that does what we have always heard….Do what you love and rewards will follow. Remember “What Color is your Parachute?” I read that book over and over hoping that it was true. Long story short I found Real Estate and it used all the talents that I was not willing to part time with. Writing, Photography, healing, reading, spending time helping people, Architecture, Historic homes, Film, Design, Music and Art. It’s amazing but I actually use all that in my work.

The company started in 1986, after 10 years of experience as Vice President of Designers Adcock and Stock. His work in Century City continues to this day. The first offices were in Santa Monica and later Century City 2020 Avenue of the Stars. His lifetime service award in Rotary included Presidency and a strong affiliation with the Japanese Student exchange area.
