I will always care about schools first!  My parents were teachers. Mother taught High school English and my dad was a College professor with a PHD in English. Sorry it didn’t rub off. They were perfect and I just want to have fun. I sure love to read!

My husband Bob Pope and his sister Pati graduated from Mira Costa High when they lived in Hermosa Beach where they moved in 1960. Bob enjoyed surfing and school and Pati grew up to be…a teacher!!

What more can I say about Mira Costa. I have attended the reunions- they are wonderful and the group meet the next morning and surf. If you want to really know more about our community and mira costa there is so much to learn from  Hermosa Historical Society with emphasis on architecture and surfing…oh yes- its what makes us unique. And Mira Costa High is all over the globe in outstanding athletes. It is the starting ground for so many key entrances to College sports. And what about the Theatre Department? I have attended so many of the plays there. Those two are just a start to what Mira Costa has that you can learn about. How about our locals in Beach Volleyball - Soccer -Swim teams or the Olympics?

Robert W. Pope is the CEO of Pope And Associates Interior Space Planning and Design, Inc. The company started in 1986, after 10 years of experience as Vice President of Designers Adcock and Stock. Thats right Hermosa Beach schools rank right up with Manhattan Beach and Palos Verdes school scores. Further, the State Officials ranked Valley School in the top 10 % of California Schools. The index of measurement is called “Star” testing for   grades 3 through 8th was 903 and Hermosa View with Kindergarden through 2nd grade scored 909.  The town is sandwiched between Redondo and Manhattan Beach and has the school system that they can boast about. After graduation they move up to Mira Costa High School and have a choice of Redondo High as well. In the last few years the students have seemed to go where their friends go. Some things never seem to change.

I have first hand experience with the schools for our family. It could be a great place to move. The beach allows a great place to relax when out of school or work. We call it vacation at home.

Memorial  Day in Hermosa was picture perfect. The flags were flying and people were at the beach getting a tan before the Lifeguard was on duty.

We went to the Hermosa Fair yesterday. I was glad it didn’t rain out. Lots of vendors were there from popcorn to toe rings. Getting a job as a lifeguard requires the best and fastest time. That is another day. One fun mention is that the stand up rowing surfer was out today. Tons of pelican, 2 dolphin and lot of families.

Beach etiquette!  One family came over and put their towels down right in front of us. The beach was nearly empty. I spoke up and asked them to move over to the left so we could see the kids in the surf. Yea…they were just not thinking or didn’t know any other way to go to the beach.

HURRY-for only one more month- FHA will give anyone with a job and 3% down a heck of a great deal no matter what their credit score is. FHA is back in the drivers seat and it’s NOT going to be “one size fits all” anymore. Sorry, low fico score owners….your window is about to close!

1st gear was a fast start- it was the only place to get a loan with 3% down.

2nd gear-FHA moved into first place as other money tried to adjust to the reeling screetching stop of loans. The program was the way things used to be, one size fits all. Everyone with pay stubs proving their job got the same deal, same down, same rate, same rules. This left out the self employed, stated income borrowers, including realtors. Something will turn up sooner or later for us.

Wow, this allowed people with low credit scores to get a home with FHA money.

Home buyers are trying to find their place to jump in. Hurry because its about to stop mid July.

3rd gear-FHA is going to reward higher fico scores and shift into risk-based systems of fico scores and down payments. Kind of like a normal lender before sub-prime, right? Yes.

And FHA is planning to modernize the agency and win back the market share. It started with higher loan limits for California and the East Coast and it won us 729,750. up from 417K.  

Realtors should be screaming to the people that have low credit scores.

The buyers should say “Honey-put down the paper, lets buy before July.”

The sellers should follow the realtors advice and prepare for famous Killer appraisals-if it’s FHA it better not have peeling paint anywhere pre -1978 lead based (so-paint) and no crack in any windows (so-replace) and carpet if needed. My photo is to illustrate upside down and peeling paint.

Bush and Arnold LOVE hydrogen…I don’t think so. Rent a movie called NETWORK for the facts on who is running the world. OIL companies. EXXON, MOBIL, CHEVRON. When they own all the power…then they will sell it at whatever price they want. Monopoly, manipulation, lobbying, crony-ism, etc… I leased a Ford Think car. I couldn’t drive from Hermosa Beach to Marina Del Rey before I ran out of power and they had to put it on a flatbed to take it to the shop- in Orange County. They finally sent all of them back. It was a scam. Some huge money was given to Ford to solve the problem, they ran out of time and didn’t get the job done so they bought and brought over the Think and called it a FORD. It didn’t work.

Here is another FACT. JPL solved the problem of oil in the 1970’s when we had the embargo problem. When the rocket scientists said use Hydrogen….they said no thanks, they embargo is over..

img_4076.JPGThe search and previewing of the condo market in Redondo Beach took me several hours yesterday. Camino Real and Prospect are cross streets with a heart shaped section of properties Called Brookside Village. The Prospect side has numbers in the 600’s and the Camino Real side has 800-900’s. It was a lovely search through the complex with a central Pool and Tennis court and lots of walk paths. Some “inside” units - that is where you go into a central hall have a feeling of apartments. The outside units along the parameter were lots more fun to me and felt more like home. The street noise was muffled by the dual paned windows. I will add a photo to this blog later today.

One of the upper floors sold for a price below the other asking prices. Because…the people were contingent on buying another property they wanted. Good deals are there for buyers in Redondo Beach and anywhere else right now. Put yourself in a sellers shoes. They are competing with REO, Foreclosures, and anyone else for sale. The seller has to be competitive. The REO’s are usually not in such great shape either. The banks are trying to figure out what to do and recasting loans as my last article states.

Finally I found a 3 bedroom for a 2 bedroom price. I have to hurry its only been on 3 days. So I will call the agent tell them we are coming and they will let the sellers know there is some action…..Such busy weekends. The buyers are off of work. Mothers day will be a trip, and guess what else? My buyers looking time has to work around the SURF!

Surfing is the healing art for everyone that discovers it. My husband and sons learned to surf in Hermosa Beach. Our grandaughter did the ROXY surf training. It is reaching out to women in greater numbers and of all ages! Hooray. I did try surfing in Kauai last month. I need some more practice. I was laughing so hard. I also didn’t know you go from hand to feet..not knees…I was on my knees like a baby crawling…and laughing.
