huntington LaneTwo on a lot, back to back. North and South, Huntington Lane and Perkins. This week I held a brokers open house. It is so new the landscapers were putting in plants as I put up signs. Neighbors came first. They had been waiting for this day. They came in pairs usually. Today was no exception. I love to know their thoughts to take back to the Builders. Two friends came before they left for work. They carefully walked through each unit. They wondered if one of the bedrooms would be too small for a Kingsize bed since it had an unusual shape. I told them yes but they couldn’t see it. So I stepped it off with my feet and they still could not be convinced. I lay down on the floor to show the length and they were absolutely amazed. I left lots of headroom for pillows and headboard and still there was way more room than they thought. It really proved that empty rooms can be misleading as to the final size of furniture and space.

We had a good laugh as they helped pull me up and I dusted off my clothing. They loved the fact that the downstairs bath had a shower. So often it’s just toilet and sink. This would be great for the downstairs bedroom when guests visit. So we went to the rooftop deck. They loved the views. After all was searched toured and examined they decided which was best and convinced me. The Perkins side of the property faced Palos Verdes hills, it got the most afternoon sunshine and it just glowed as we stook there at 2 pm. We knew the other got the morning sun and had lots of great points. Yet we loved that Perkins sunshine. Come see it. 2620 Huntington Lane Redondo Beach. It is south of Artesia and West of Inglewood Ave. Only a mile from the Inglewood Bl exit at the 405 freeway. It is so fun to see. Balconies off each bedroom, patios and decks. The awakening of the first time buyer has been cautious. There was a surge in April and early this month in home buying. The misleading fact of 1/2 of all sales have been REO or bank owned in our state is one thing but the south bay beach areas have few bank owned properties. The slowdown and lending crunch has affected prices. We have higher inventory and it takes longer to sell properties and there are price reductions that have to be factored in. The other BIG and GOOD factor is that these homes are a short drive to the beach. The glorious Pacific Ocean! This week we toured a new Bank Owned listing on Perkins in North Redondo Beach. We were excited that it was under 700K. Every agent that went on our agent thought it was a great deal. The interesting thing is that some of the listings have had to price accordingly. The new listing coming up down the street that is similar is in top condition, it is also in a block that has a preferred school district for higher performing student test scores. It will be priced slightly more than the bank owned for those 2 reasons. This is actually why some people are buying the other homes sometimes before the bank owned ones. Investors and out of the country buyers are out buying more than one property at a time. They LOVE LA! Canada, Korea, and Japan, residents, that I have met are visiting and buying.
I have a listing in Torrance with value built in of over 80K in upgrades. The electrical, plumbing, new windows and roof make it more desirable than a similar home without those updates. The sharp first time home buyer today is educated in real estate values and prices. They shop the internet and visit open houses.They don’t have to be told to get a lender although they may need to get an update from the lender they have on a regular basis. The rates are still fantastic.

They love our city- Officer Campos and Officer Garcia-love working here in Redondo Beach. Even if it means being bitten by a ‘Possum….opossum…Officers today took the animal to release into the wilder parts of our county. The neighbor said he was eating the raccoons food… food is food…How will a skunk, cat raccoon or opossum know the difference in whose food is available. It reminds me of Indians and land…it never occurred to them that someone would divide it up and sell it.
What do you readers think? Feed some wild animals and trap others? most important is the good service the animal control in Redondo provides. Did you know that a skunk has to be trapped in a very special cage…? They do. It has to do with the skunk smell. The officers got a special slip harness to put on the animal so it could go from one cage to another. It was transferred successfully.

Redondo Beach real estate, homes for sale have more open houses this summer than ever! There is a reason. Thats right Hermosa Beach schools rank right up with Manhattan Beach and Palos Verdes school scores. Further, the State Officials ranked Valley School in the top 10 % of California Schools. The index of measurement is called “Star” testing for   grades 3 through 8th was 903 and Hermosa View with Kindergarden through 2nd grade scored 909.  The town is sandwiched between Redondo and Manhattan Beach and has the school system that they can boast about. After graduation they move up to Mira Costa High School and have a choice of Redondo High as well. In the last few years the students have seemed to go where their friends go. Some things never seem to change.

I have first hand experience with the schools for our family. It could be a great place to move. The beach allows a great place to relax when out of school or work. We call it vacation at home.

The Christian Science Monitor had a great article about Twitter and being near the first to express news on the China earthquake. Like animals and birds they chatter and nearly preempt a warning word or Tweet.

Tom Regan wrote on May 22 2008 page 16 that NPR colleagues were right in the area.Credit to the 1st report goes to Robert Scoble who blogged as he saw the twitter on Google Talk about the quake. News was out one hour ahead.

Twitter is micro talk which is what my husband wished I would make a habit. Pun on micro.

The benefit of twitter is that it is instant, quick and informative. The best news reporting is for being new…for news and for short.

I wonder if it will be the way people that live so far from family can get the real story. Many a night I have had the phone ring and my brother in Tampa calls me in Redondo Beach to see if I am ok. The earthquake news worries him as I sleep after a trembler a hour earlier.

Technology is moving along just as fast as possible.

When was the last time you saw home made blocks? My friend Mara Hawks is coming to Redondo Beach to celebrate her son Tristans graduation from El Camino College. He is then off to Cal State Los Angeles. His major is Geological Science. I have a wonderful link to Tristans hike journey on my link page. He is a huge contributor to anything EARTH. His sister made her baby these blocks and will be bringing them to show us, along with the baby. Later we are meeting in Hollywood Riviera having mexican food at The Riviera
